New project in wider Bratislava centre to offer 656 apartments

A new project that will change the wider centre of Bratislava is underway, its final form revealed by the development company J&T Real Estate. Called Downtown Yards, it will be constructed on the land between Košická, Prístavná, Plátenícka and Mlynské Nivy Streets close to Apollo Bridge.

Originally, it was known as Klingerka II and Klingerka III.

In 2008, the companies Koruna Invest, Internationale, and Hotel Tatra presented a project that included the first Slovak skyscraper with a height of 160 metres. However, the project remained on paper due to the ensuing economic crisis.

The lands then changed hands, eventually ending up in the hands of the J&T Real Estate group. The first visualisations were presented in 2020. Now that the permit process is ending after more than three years, the developer says that it has a building permit.

In the residential part of the project, the developer wants to create 656 apartments and suites. The tallest residential tower should have 27 floors. From Plátenícká Street, there will be five individual low-rise multi-functional buildings that will contain shops, service establishments, and smaller offices, as well as a kindergarten. This first stage should be completed between 2026 and 2027.

In the second stage, an administrative building with 35 floors will be constructed on the corner of Košická and Prístavná Streets and feature terraces on cascading floors.

The project is to include greenery on an area of 6,100 square metres. Greenery will also be present on the roofs.

Downtown Yards will have a three-floor underground garage with capacity for 1,721 cars.

The developer is currently selecting a contractor for the project. The sale of apartments will start in the spring of next year.
