Demand for office space in Bratislava nearly tripled in 2Q14

THE AREA covered by modern offices in Bratislava reached 1.5 million square metres in the second quarter of 2014. A full 31 percent of the total was made up of office space in the city centre, while wider central areas accounted for 45 percent and the peripheries for 24 percent, the TASR newswire learnt from property consultancy CBRE on August 19.

According to CBRE, some 200,000 square metres of office area is set to be added to the market by 2017, which will raise the total volume by 14 percent.

“Thanks to the planned completion of three new projects – Green Cube, Business Garden Štefánikova and Westend Gate, 41,250 square metres of modern office space should enter the market by the end of 2014, which is 50 percent less than the seven-year average,” said head of CBRE’s office space department Oliver Galata.

Meanwhile, rental activity on the city’s office space market reached new heights in the second quarter of the year. The total demand was for 75,100 square metres, which was 270 percent more than in the previous quarter and 290 percent more than in the same period of last year.
