Bratislava’s older flats see first major price hike in a year

Analysts say the secondary market remains attractive as VAT hikes affect new-builds.

If there is one area that can quickly respond to market conditions, it is the sale of older flats. Private sellers are able to adjust prices much faster than developers. The past two years have shown that private sellers have no problem reducing the prices of their flats from one day to the next.

However, latest figures from Bencont Investments show this is not currently the case.

Prices of older flats in Bratislava rose by as much as 5 percent over the third quarter of 2024. In the third quarter, they reached an average price level of €3,748/m², representing a year-on-year increase of nearly 10 percent.

After a year, prices of older flats have seen their first significant increase.
