Changes to one of Bratislava top projects reflect new course

One of the biggest real estate projects set to change the wider centre of Bratislava is changing right during its construction, reports Index magazine. Although the changes are not substantial, they reflect a trend that has appeared after the COVID-19 pandemic.

Originally known as Klingerka II and III and now called Downtown Yards, it is being constructed on the land between Košická, Prístavná, Plátenícka and Mlynské Nivy Streets close to Apollo Bridge.

As part of the changes, the developer J&T Real Estate wants to adjust the concept of public spaces and landscape architecture, as well as the facades of several buildings.

The biggest change, however, concerns the administrative buildings in which the developer planned to build offices. According to the new proposal, the second to fifth floors will no longer be office spaces, but will feature accommodation facilities aimed at short-term stays. In recent months, spaces such as this have become very popular in several Bratislava projects.

Interest in office spaces has been significantly affected by the pandemic, later inflation and an increase in interest rates, meaning that neither did the return on investments being significantly prolonged helped. Thus, some developers lost interest in office spaces as vacancies increased.

The first residential stage of Downtown Yards should be completed between 2026 and 2027. The developer has already started selling apartments. The prices of one-room apartments start at €213,000. It should consist of 656 apartments and suites. The tallest residential tower should have 27 floors.

The administrative building is part of the second stage and will contain 35 floors and feature terraces on cascading floors.
