Stanislav Pagáč, Country Head of CTP Slovakia, shared with us his view on this year’s most important moments from the perspective of the largest developer of industrial parks in Slovakia.

1. The year 2022 is coming to a close, how would you describe it? What was significant about 2022?

The year 2022 has been a year of change and adaptation. It marks relief from the pandemic but on the other side, the war in Ukraine and energy crisis impacted the financial markets and created a completely new environment on the construction and rental market. All markets need to adjust to the situation and therefore uncertainity lingers over all predictions for the near future.

2. You are the #1 market leader and currently operate in 16 locations in Slovakia. Do you have any other new locations in your sights within Slovakia?

For the moment we see the network in Slovakia as stable and are focusing on the development of existing locations.

3. According to your internal statistics, up to 85% of new business come from your existing tenant network. That’s a great reference. What is the reason for that, from your point of view?

Service. CTP provides service to its tenants and clients locally, on site, on demand. Our tenants focus on their business, we focus on the good shape of the buildings, parks and services, so the client does not need to worry about non-core activities.

4. As part of your activities, you have, perhaps surprisingly, embarked on speculative construction in the east of Slovakia, specifically in Prešov and Košice. Is there a demand for high-standard industrial halls in eastern Slovakia?

Definetely yes, the east of Slovakia has transformed over the last 2 years into an attractive region for production companies. The region represents a unique location within EU and EURO countries for production companies, offering logistically very efficient positioning.

5. Following on your previous answer, can you specify which segment shows the highest interest?

As mentioned, the most interest is in the segment of production, mainly consumer non-food goods, final assembly and automotive suppliers.

6. Your warehouses and production halls are built on the principle of sustainability and maximal efficiency. BREEAM certification, efficient heating, rainwater retention and its further use are all parts of this. Are you preparing further solutions in the context of the energy crisis?

Yes, CTP is preparing an upgrade of its already highest market standard of industrial property. We look in to both passive (insulation) and active (heat pumps, Solar etc) solutions.

7. Let’s move on to a more positive topic. Your company is known for its support of local communities and for being actively involved in events in the cities where its parks are located. You also work closely with local governments. Why? What motivates you?

We follow the philosophy of maintaining good and respectful long-term relationships with our neighbors. We do not want the social impact of our regional development to only be the new jobs we provide, which is why we support the communities that live around our parks. We are glad that the development fees we pay to municipalities are used effectively, with cities utilizing them for projects they could not otherwise afford. The municipality of Gbeľany is a recent example, as they used the development fee of more than 1.3 million EUR from our park to co-finance the development of a new retirement home.
