House prices fell over 8% y/y in Q1

The average price of residential real estate in Slovakia continued to decline in the first quarter of this year. The average price per square metre of residential real estate was €1,296 in the first quarter, down 8.3 percent from a year ago.

The average price of residential real estate in Slovakia continued to decline in the first quarter of this year. The average price per square metre of residential real estate was €1,296 in the first quarter, down 8.3 percent from a year ago.

This data comes from the National Bank of Slovakia (NBS), which monitors real estate prices together with the National Association of Real Estate Agencies (NARKS). Compared with the previous quarter, the average price per square meter decreased only moderately, by 0.08 percent. A year ago, the quarterly decline in prices represented over eleven percent. Prices of real estate in some Slovak regions grew in comparison to the previous quarter. In Bratislava Region, the average price of residential real estate grew by 0.76 percent in Q1 from the last quarter of 2009 to €1,728, which is the highest average price within Slovakia. The biggest jump in prices was reported in Banská Bystrica Region, where the average price rose by five percent q/q to €792.

Residential real estate prices were lowest in Nitra Region, where they decreased by 1.4 percent to €643 during the first quarter of 2010.
