After years of steady growth, Slovakia's real estate market has experienced a sharp downturn. Despite the slowdown, developers have remained active—acquiring land and preparing projects for future implementation.
Several areas in Bratislava are now poised for significant transformation, with plans for intensive development that could fundamentally alter their character, particularly if multiple major players become involved.
While some of these changes may become visible within a few years, others represent long-term projects that will take more time to materialise.
The right riverbank of the Danube
A change in the Bratislava zoning plan, approved by the city council at the end of February, has enabled construction in the area between the Starý Most and the Most Apollo bridges. A new multifunctional district should arise over 71 hectares. Its form will be determined by the developers JTRE and Penta Real Estate.
The former is preparing the Nové Lido project, which will present a mix of housing, public spaces and civic amenities. According to the developer's plans, up to 20,000 people could work in the administrative part. According to older estimates, 5,000 apartments will be constructed. The district will also include a school, kindergartens, square and parks.
